The Worst Student Landlord in Manchester?

A potential candidate for the Worst Student Landlord in Manchester was last week dumped by a major Property Letting Agency as the direct result of an investigation by Student Direct.

Student Direct today claims victory over landlord Nazir Banday, who manages over a hundred student properties across Greater Manchester, and has a highly dubious record of care towards his tenants over a number of years.

Following our investigation, Banday's properties will no longer be marketed to students by any of the major letting agencies in Manchester. Homes4u, the last major agency to have dealings with Banday, cut links last week.

As the result of a series of complaints made to Manchester Student Homes, the Universities' property and landlord standards watchdog, Mr Banday was highkighted as a character likely to cause problems to his student tenants. A number of agencies in South Manchester refused to advertise his properties following disputes and complaints.

Homes4u, one of the biggest letting agencies in Manchester, had claimed that they were unaware of any serious problems with Banday and told Student Direct that they would continue to promote his business at their offices along the Oxford and Wilmslow Roads, meaning that students using the Homes 4u service could have ended up living in a house managed by a person some current student describe as "the landlord from hell."

However, the company was forced into a corner following the presentation of a large amount of evidence against Banday, and have now withdrawn him from their lists.

The evidence, held by Manchester Student Homes against Banday dates as far back as1996, and includes many complaints of poor quality housing, difficulties in the return of deposits and unwelcome visits from Banday at all times of the day and night.

Once the results of Student Direct's investigation were presented to Peter Flaherty, Group Business Development Manager of Homes4u, the company made the decision that it would no longer advertise properties managed by Mr Banday.

Azeem Property Management Services, the company owned and run by Mr Banday, has an office in Tib Street in the city centre, although when a Student Direct reporter went to the site it was boarded up and clearly out of use.

One of the few complaints against Azeem management which has made it to the courtroom dates from 1999, when Banday failed to return the deposits of a group of students in one of the properties he managed.

On advice from Manchester Student Homes, the student housing organisation owned by the four universities in Manchester, the group took Banday to the small claims court and were rewarded the full amount. When asked about the case, Mr Banday told Student Direct that this was "an exceptional case which arose from a misunderstanding."

Amongst the many other complaints about Banday is the fact that he rarely answers his mobile phone and is usually unavailable in the event of any incident.

In 1999, Sarah Wall and her housemates paid the agency fees to Agents Homes4u for a house in Withington advertised by Mr Banday at £43.50 per person weekly rent. However, after paying Mr Banday the required rent deposit, the group was informed that rent on the house had been increased by five pounds a week.

Sarah and her friends complained to the agency and were told that they Mr Banday was refusing to refund the deposit since it was up to them that they did not want to move into the house.

The problem was eventually resolved, with the group arguing that the rent was unfairly increased once an agreement had been struck. Mr Banday retained 20% of each flatmate's deposit for 'administration costs.'

One of the current tenants of Azeem Management has spoken anonymously to Student Direct about her experiences with the landlord, and revealed that the service she has received has been considerably below what she expected.

"When we moved into the house in September it was apparent that people had been living in the house over the summer even though we had been paying half rent since June," she said. "The house was a mess and took over a week to clean to liveable standards."

The numerous complaints about the management of the property led the students to approach MSH with their concerns in January after Mr Banday made an unexpected visit to the house to inform his tenants of a dispute over who should be managing the property.

"Mr Banday came round to the house and started yelling about a new landlord, saying that we should ignore him and that he had no legal right to come and visit us. We were confused as we had heard nothing of any new landlord at that point."

Investigation from MSH revealed that a number of the owners of the properties managed by Banday had become dissatisfied with the manner in which he was conducting his business and had contacted a rival management company, which has asked to remain anonymous until the end of the dispute, in order to give them control of their properties from September 2002.

When questioned by Student Direct, Banday admitted that a new company had assumed the management of a number of his properties, but stressed that the change of hands was unrelated to his past record as a landlord.

"The new landlord will be managing seven or eight of my properties from September because I could not afford to keep them for various reasons," he claimed, before firmly denying that his properties were substandard and that the service provided to his student tenants was unacceptable.

"My houses are as good as anybody else's and I try my best to please everyone. Chances are, if you manage as many properties as I do, that some tenants are likely to be unhappy with what they have."

However, despite Banday's objections to the evidence presented to him, MSH, due to the number and severity of complaints received about his practices over the past six years, will not advertise any property owned or managed by him.

Despite admitting that there have been complaints made about Mr Banday in the past, Homes 4u's management were unable to comment on why they continued to advertise properties managed by him.

In an interview with Student Direct, Franca Carbone, general manager at Homes4u, compared letting a house from the company to buying a kitchen table from the classified advertisements: "We essentially offer a free advertising service to people. If you wanted to buy a second hand table you would not rely on the free ads to verify the quality of the product.

"Equally, it is up to our customers to make up their own mind as to the suitability and quality of the properties advertised with us."

Questioning the other main agencies in South Manchester, it has been learned from a partner at 'The Property File' in Withington that the agency ceased all dealings with Azeem Management in September last year following a dispute about who actually owns the properties managed by Mr Banday.

Opal Homes, who are in the same row of offices in Withington as The Property File and Homes4u, told Student Direct that they have strict restrictions on who they are prepared to advertise to the student market.

A spokesperson for the firm said: "If we get two or three complaints about any one landlord then we address the problems very seriously and take immediate action to remove their properties from the list."

Faced with the evidence against Banday held at MSH, and in light of Student Direct's investigation, Homes 4u management on Thursday 16th May took the decision to dis-instruct Azeem Management immediately. Peter Flaherty, the company's Group Business Manager, said: "I can confirm that with immediate

effect Homes4u no longer market any of Mr. Banday's properties.."

When questioned about his dis-instruction from the one remaining agency prepared to let his properties, Mr Banday reaffirmed his innocence to Student Direct and suggested that the wealth of evidence against him was fabricated.

"If you give me enough time then I am confident that I can disprove anything said about my company. I have been in this business for over twenty years and you can't please everybody all the time."

Reread the article after reading the comments and couldn't find any refernce to religion (islam or not) so was a bit confused. My landlord is Muslim and he is still a terrible landlord, we got robbed and its been two weeks and he still has to repair our door properly,which is bloody ridiculous with the current situation with student break ins at the moment! Also we were forced to live for a week with no electricity or heating (altho we did finally get reimbursed for that!) Tighter regulations for private landlords please - of *any* religion!!

I agree Flax is the worst landlord! When looking for a house, make sure you stay clear of Flax and Co. as their best interests lie with themselves and not the students. They take ages to complete an agreed term stated in the contract and sometimes do not complete it at all. The deposits are another issue..You'll never see it again. Be Careful!!

I lived in one of his houses for a bit - he doesn't bother you until you ask for your money back, the water to be fixed, or the shit-smeared chair to be cleared out from the garden. Then he blows an artery and says "You want me to set my brothers on you? I set THEM on you! You have contract" etc etc. We buggered off to good ol' Oak house which was much more pleasant. And if anyone is still living at 82 Arnfield Road, you'd better wash that sofa.

i think it's safe to say that the majority of student landlords will try and rip you off in one way or another. whether it's through not paying back deposits that are owed or not fixing faults in the houses. I have been graduated from university for a year now, but it still makes me mad when i think of how i was ripped off when i was a student. In my 2nd yr i rented a house which was advertised in homes 4u, the result of this was our landlord did a runner with all our deposits, leaving us with only a po box address for him and a mobile phone number, he even went as far as selling the house, i know he owned other houses as well including one which was deemed a danger by enviromental health! when visiting his 'office', on burton rd, it was obviously a dissused shop. this won't always happen to students, but be careful, i think the best thing is to withhold your last months rent and keep it as deposit, ask them to charge you for damages after. landlords need to be more closely monitered, and students need to be more active and aware of their rights. by the way, things don't neccesarily get better with professional landlords, you have been warned!!

I too have found homes4u staff to be incredibly rude and extremely unhelpful. The company have taken extracted more money from our accounts that we are cotracted to pay. They treat us as though our problems are insignificant. They tell me giant sharks have never been seen off the coast of Britain, but i can tell you they are circling just beneath the surface at homes4u. I will never be using this letting agent again and strongly advise others to be more cafeful where you swim.

BE AWARE!!!!! Mecca Properties (LongSight) is a Worst estate agents in whole UK. They have got haunted houses in their lists. So, be careful. They cause lot of stress to many students in the name of Administrative costs, so much so they also love to nick diposits without having any reason for it.

(Not a student, but an author of property related books) I'm amazed at Homes4U's comments about kitchen tables and the free ad press! This is typical of a letting agent that doesn't know their obligations to tenants under existing legislation. They have a 'duty of care' and cannot avoid it by making such ridiculous comments AND do themselves and other letting agents no justice whatsoever. The fact is, as agent, they MUST ensure a property being let is safe and comes up to the minimum standard dictated by law. Failing to do so can deliver them with the same repurcussions as the landlord/owner ... all students please note, when looking for property to let, make sure the letting agent is a member of a reputable organization such as ARLA or NAEA - then dealing with them if they fail to offer an 'appropriate' servicewill be much easier.

Homes4U are easily the worst landlords in Manchester. Considering our front door didn't lock properly we got off lightly with only 2 break ins. It's pathetic that it takes 2 robberies before some lazy agencies get off their asses and do something. Beware of the Withington office; rude, ignorant, couldn't give a toss if you were murdered in your sleep as long as they got their rent on time.

Here's another diabolical agency - Homes Direct (now known as Chase Devonshire) on Deansgate. Don't go near them with a barge pole. They allowed us to sign a 12-month contract when they knew full well the landlord had asked for No Students and No DSS tenants (I'm a student and my girlfriend was on housing benefit at the time) and then completely ignored us as soon as we'd signed. We moved into a house full of the last person's shit with a crap level of furnishing and a multitude of other problems which have still not been fixed to this day. People have chained themselves outside the Manchester office in protest and the London branch got firebombed. Stay WELL CLEAR!

The Alvi 'family' with their hundreds of houses in South Manchester . Threatened to beat the crap out of me because i had the audacity to ask for a huge damp problem to be fixed in my bedroom and asked for some furniture...oh and the dodgy 1970's gas boiler which died one bitter winter and wasn't fixed for 3 weeks. Ps. there was also a problem with the wildlife in the house...rats, mice, wasps, and strange little flies. I had to get the enviromental health onto them eventually and they were served notice! To top it off we had countless break ins through the 'front' door, which was in fact an internal room door with a bolt on the inside. DO NOT RENT A FLAT/HOUSE WITH THESE USELESS BUNCH YOU WILL END UP COLD, WET, ROBBED AND PROBABLY CONTRACT AN ILLNESS!!

to answer someones question ,i have found The Property File Letting Agents a very helpful and concerned letting agency towards students,they give alot more time than homes 4 u!!!!!when looking for a house,i have lived at a house which they have managed and repairs if needed were done!!

Having lived in student and professional houses in Manchester for over 10 years there are a lot of landlords who are utter crap out there. However, there is a lot of rental housing stock as well and so there is no need panic rent in March, April time until you've seen a house you like. Try to go round houses when current tennants are in, and for goodness sake, if they house looks dodgy (ie has an internal door instead of an external door, or, indeed, stamps condemning it as unfit for human habitation as one of my unobservant friends houses did) the DON'T RENT IT - simple as that. The 'we've had a lot of interest - the flat'll go if you don't sign for it soon' is the oldest trick in the book, and it may well go quickly, but there are soooo many houses in Manchester that that really shouldn't worry you.

Yes muslims are the worst types of landlords possible and try to take land that doesnt belong to them. As a landlord myself I would suggest that you try to avoid banday and his type. By the way Philip James the truesly white estate agents are crooked also, I have paiod them bribes on several occaisions to sell a house to me below it's true valuation without the owner knowing!

countrywide estate agents are the worst agents we have come across. they've made an appointment with us in farnworth. we travelled from outside manchester for 2.5 hours to view those properties. on our way they confirmed by mobile call they are waiting for us at the property. when we got there, after getting lost and exhausted, but being assured that somebody will be waiting for us, nobody was there. we telephoned their office and waited for 25 minutes for somebody to pick up the phone. then we were told by adam he had no intention of showing us the property because he was in a hurry to meet someone else. we wasted 5 hours on travel and £25.00 on petrol. we want this money reimbursed to us with at least £100 modest compensation for the upset and exhaustion this has caused us. until this has been settled i suggest all of you make sure to get a signature from this estate agent to ensure they turn up for the viewing/wait for you a reasonable time, or better still, don't bother with them at all. i tried to get their email and fax no for their headoffice from the manchester office and was told they didn't know it.
